Design Guidelines, simply put, are the instructions for building the community infrastructure. Design Guidelines ensure that no matter who owns the Bamberton Lands the quality and integrity of design will adhere to the property in perpetuity.  Three Point Properties will submit Design Guidelines to the CVRD for consideration during the rezoning process.

Some examples of what you will see in the Design Guidelines include use of exterior colour schemes on buildings that allow the buildings to blend in with their surroundings; maximum height of buildings for instance in the waterfront area where they will blend in with the surrounding topography; streetlighting concepts such as downcast lighting to reduce night glare; and trail standards that ensure maximum use of trails on the site.

These are just some of the aspects of the Design Guidelines which would become part of the OCP bylaws for the property, ensuring that whenever a building permit or development permit is issued that the structure adheres to these guidelines.
